Tenant Guide - Helpful Hints

As part of your tenancy, we have outlined some helpful tips, but mainly you must pay your rent on time, keep the home clean and tidy, inform us immediately if there are any issues or maintenance, keep lawns regularly mowed and grounds tidy (unless stated otherwise in your tenancy agreement) and make sure no-one damages the property. If there is something to be repaired around the home, you can call us 24 hours a day. You must inform us of your phone number as soon as you are connected or if it changes at any time. Simply call anytime and leave a message if your call is not answered, or alternatively email us.

Electricity/phone/gas

It is your responsibility to call your preferred service supplier immediately upon possession, have the electricity/telephone/gas connected in your name and to have the account finalised when you vacate.

Commencement of tenancy

At the commencement of the tenancy you are allowed 7 days to bring to our attention anything that was not apparent at the time of occupancy. Failure to do so will make you liable for any subsequent defect. Any other issues MUST be dealt with and resolved at the start of the tenancy, issues at the beginning of the tenancy will not be accepted at the end of the tenancy.

Paying rent

It is the TENANTS' legal responsibility to pay rent, to the Landlord. Please note that Advanced Property Management Ltd does not physically collect your rent. Rent is best paid via AP (automatic payment) to our account ASB 12-3113-0263215-01, using special coding, this is given on an automatic payment authority prior to possession, however you can get these details from us. We are happy for you to make a manual deposit, however YOU MUST GIVE YOUR SURNAME AND PROPERTY ADDRESS TO THE TELLER OR INCLUDE ON INTERNET BANKING, KEEP YOUR DEPOSIT SLIP AND FAX / POST A COPY TO US FOR AUDITING PURPOSES. We are a mobile service and if you are having difficulties we are more than happy to make a special visit to you at your convenience to either collect rent on site.

Please note that rent must be paid fortnightly in advance and should reach our bank account on or before the due date.

Occupancy

Only the people originally included on your tenancy agreement are permitted to reside at the property permanently. Should you have any temporary quests staying we do require you to simply give us a call.

Maintenance/repairs

Should you have a problem with your home, please complete the Maintenance Request form.

If key instructions are not adhered to and the tradesman cannot gain entry, the charge will be passed to the tenant to pay.

Any maintenance problem arranged by the tenants, without our prior approval will be at the tenants' cost unless it is proven to be an extreme emergency. We recommend that when ever a contractor calls you write down ALL their details including name, company, office and mobile numbers.

Insurance

The Landlord is not responsible for any damage to tenants' goods. Tenants must have separate "contents insurance" for all your furniture and personal effects.

Animals

May be kept only with written permission of the Landlord and be mentioned on your Tenancy Agreement, in accordance with Local By-Laws and must be kept secure at property inspections.

Painting

Only with written permission of Landlord.

Picture supports

Approved picture hooks only - no nails or stick-on tapes.

Car parking

Park cars only in designated areas and not on grass verges or lawn. Only cars that are warranted and registered are permitted to be parked on the premises.

Gardening

It is expected that weeds be kept at a minimum in beds and elsewhere. Lawns are to be mown regularly at a fortnightly period, unless otherwise provided for in the Tenancy Agreement.

Change of employment

It is most important that you notify us immediately of any change of employment and business phone number.

Inspections

Inspections will be conducted at regular intervals, in accordance with the Residential Tenancies Act.

Giving notice (periodic tenancies only)

Should you wish to leave the property you are required to give three weeks' notice in writing. The notice is effective from the date it is received by our office. You are liable for rent up to and including the 21st day of your notice period.

Carpet shampooing

Tenants are required to shampoo the carpets upon vacation where they are dirtied beyond fair wear and tear. Please DO NOT use a Rug Doctor machine as these can leave the carpet too wet which will cause damage at your cost.

Check-out

If the house is not clean, garden tidy and keys ready to be handed over at the pre-arranged final inspection time a new time will be made and rent will be charged up to and including that day. Commercial cleaning costs will be deducted from the bond if necessary.

Keys

Your tenancy does not terminate until the keys to your property are returned to our office. Legally you are responsible for rent until the keys are returned. If keys are not returned locks may be changed and costs deducted from your bond.

Damage to the premises

The tenant shall make sure that care is taken to avoid damaging the premises. The tenant shall give notice to the landlord of any damage to the premises as soon as the tenant becomes aware of the damage. You are also responsible for anyone you allow on the property.
